As per data accessed by Zapkey, in Mumbai, a total sale of Rs 50,500 crs+ has been registered across 19,000+ transactions in the top 100 projects. This is an increase of 17.5% in terms of value on a YoY basis as 2022 saw sales of 43,000 crs+ across a similar number of transactions (19,000+) in the top 100 projects. As opposed to 2.5% decline seen in the year prior. We have also observed that transactions with a value of >5 crs account for 9% of the transactions but ~50% of the total value. We believe this increase in value is driven by higher average ticket size in luxury projects as highlighted in Zapkey’s Billion Homes Club 2023 list. Along with an approximate 4000 cr purchase/acquisition of 63 units in Oberoi 360 West followed by another 1238 cr purchase of 28 flats by Radhakishan Damani’s family and friends in the same project.

o Rustomjee Crown – Prabhadevi – Rs 901 crs
o Bombay Realty Island City Center (ICC) – Dadar East – Rs 815 crs
o Lodha Amara – Kolshet Road – Rs 751 crs (across multiple towers)
o Raheja Artesia – Worli – Rs 719 crs
Oberoi 360 West emerged as the highest-selling project by a large margin mostly in part due to the aforementioned high-value purchase/acquisition. This year also sees the introduction of Lodha Malabar at third place which emerged as an attractive luxury investment opportunity for HNIs. Raheja Modern Vivarea and Godrej Horizon were among the other newcomers on the list.
The top 2 projects from 2022; Birla Niyaara and Lodha The Park have dropped out of the top 10 list this year.

Paranjape Blue Ridge in Hinjawadi has emerged as the highest-selling project in Pune, followed by Kolte Patil Life Republic in the same locality.
o In Mumbai, Worli once again emerged as the top locality contributing to the top 100 projects with a total sale value of Rs 10500 crs+ followed by Mulund West at Rs 3600 crs+, Powai at Rs 3600 crs+, and Borivali East at Rs 1800 crs+.
o Projects in Thane contributed to Rs 5000 crs+ of sales driven by Lodha Amara, Raymond The Address, Raymond Realty TenX, Piramal Vaikunth, and Raunak Bliss.
o In Pune, Hinjawadi has taken the lead with a contribution of 2300 crs+ in total sale value across the top 100 projects, followed by Kharadi and Punawale with 1600 crs+ and 1500 crs+ respectively.
